GE Appliances Kept Failing. It Wasn't GE—It Was These 5 Mistakes

I manage facilities for a portfolio of corporate housing buildings—about 230 apartment units plus a catering kitchen that serves them. I've been handling appliance procurement and repair orders for eight years. In that time, I've made (and documented) 14 significant mistakes that totaled roughly $27,500 in wasted budget.

Mistake #3: I treated the commercial kitchen hood as a box-checking exercise

The hood should have been sized around the actual cooking equipment. Our original setup barely passed. Then we launched a breakfast program and added a griddle, and the kitchen filled with smoke and steam. So what is the best stand mixer? The one rated for your actual duty cycle. If a machine will run multiple hours a day, buy commercial-grade. A consumer review measures weekend reliability, not payroll reliability.

Mistake #5: I didn't build a repair relationship until something broke

We had never needed a repair service for GE appliances, so we didn't have one. Every failure became an emergency, and emergencies carry a premium: higher call-out rates, slower scheduling, and overnight shipping for parts that should already be in a local van.

None of it was covered by warranty. Failures caused by water quality and poor ventilation are classified as environmental conditions, not manufacturing defects. Every appliance brand writes that into its warranty terms for a reason.

Total: about $27,500 in avoidable expense in the 30 months after installation. Not one dollar of it made our buildings better.

What I'd Do Differently

Looking back, I should have treated the pre-installation decisions as engineering decisions, not purchasing decisions. If I could redo that renovation, this is the checklist I'd hand my past self:

Which authorized providers are nearest? Who stocks parts locally? Call them before you sign the purchase order—not after the first breakdown.

  4. Match the equipment to the duty cycle. If the machine will run for hours every day, buy commercial-grade. Don't let a five-star weekend review make a five-day-a-week decision.
  5. Set up repair service before you need it. Identify an authorized repair service for GE appliances. Verify warranty coverage. Register every serial number on geappliances.com. Schedule a preventive-maintenance visit in the first year.

I know what some of you are thinking: this list sounds like budget padding. Water treatment, a properly engineered hood, commercial equipment, a service contract—the proposal gets more expensive. That is exactly why I made these mistakes. In 2022, I kept the $3,100 water treatment out of the budget because I was afraid the director would reject the project. I approved the cheaper hood for the same reason. I convinced myself I was protecting the renovation.

Show me a quote that lists every cost upfront—even when the total looks higher—and I'll show you a plan that costs less in the end. The hidden cost isn't cheaper. It's just delayed.
